Chanay Electric

Southwest Ranches FL Electrician for Acreage Properties

Electrical work in Southwest Ranches is a different job than in a subdivision. Properties are bigger, houses sit farther back from the road, and there is usually more than one building drawing power. Wells, gates, barns, guest houses and long driveways all need wiring that can handle the distance.

Chanay Electric is based in nearby Plantation and handles rural style work regularly. We run feeders to outbuildings, install panel upgrades that make room for everything on the property, troubleshoot well pump circuits, and light up long drives and fence lines with outdoor lighting that holds up to the weather.

These are the jobs Southwest Ranches owners call us for most.

Troubleshooting electrical problems

On a big lot, the trouble spot can be hundreds of feet from the house. A gate that stops opening, a well pump that will not start, or lights that dim at the barn often trace back to a long buried run with voltage drop, water intrusion or damage from digging. We test along the line and fix it at the source.

Electrical panel upgrades

Southwest Ranches properties tend to keep adding: a pool, a barn, a guest house, a workshop, an EV. Each new building should be fed properly, not tapped off the nearest outlet. We size the main service for the whole property and install subpanels in outbuildings, so each structure has its own breakers and shutoff.

New
installations

We install well pump circuits, gate operator power, driveway and fence line lighting, barn and stable wiring, workshop circuits and EV chargers. Long runs need the right wire size to avoid voltage drop, and outdoor equipment needs proper weatherproof boxes. We plan both before the trench is dug, not after.

New wiring or rewiring services

Many older Southwest Ranches homes and outbuildings were wired over decades by different owners. We often find undersized wire on long runs, buried cable that was never in conduit, and outbuildings fed from a single extension. Rewiring those runs correctly protects your property, your animals and the equipment you depend on every day.

Surge protection

Lightning loves open land, and Southwest Ranches has plenty of it. Long feeder runs between buildings can pick up surges and carry them straight into well pumps, gate motors and electronics. Whole house surge protection at the main panel, plus protection at each subpanel, is one of the best investments a rural property owner can make here.

Tell us about your property, your buildings and what you want powered, and we will plan the work around it. Big properties take planning, and we would rather spend time up front than pull wire twice.

We work Monday through Saturday, 8am to 5pm. Reach out online or call Chanay Electric at (754) 799-4371 to schedule a site visit.

Wiring for Southwest Ranches’ Rural Lots

Southwest Ranches incorporated in 2000 with a clear goal of protecting its rural, equestrian lifestyle, and that character shapes every electrical job. Lots are measured in acres, not square feet. Houses sit well back from the road, and power often has to travel a long way to reach a barn, a gate or a guest house. Over long distances, wire size matters. Too small and you lose voltage, which makes motors run hot and lights run dim.

Many properties here rely on private wells, so a dead well pump circuit means no water in the house. We troubleshoot pump wiring, pressure switches and the circuits that feed them, and we can set things up so the pump is easier to back up with a generator during outages. Buried runs also deserve attention. On large lots, fence posts, irrigation, landscaping and new driveways all mean digging, and a cable buried without conduit or at a shallow depth is easy to hit. When we install new feeders we use proper conduit and depth, and we can help locate older runs before the next project.

Outbuildings are the other big piece. Barns, stables, workshops and storage buildings each need a proper feed, a subpanel and wiring suited to damp, dusty conditions. Gates and driveway lighting need weatherproof equipment and a clean path for buried conduit. Hurricane season and constant summer lightning make a sound surge protection plan essential. Questions we hear in Southwest Ranches

Why do my lights dim at the barn when equipment turns on?

That is usually voltage drop from a long run with wire that is too small, or a loose connection along the way. It makes motors work harder and shortens their life. We measure the drop, check the connections and, if needed, upsize the feeder so the barn gets steady power.

Can you troubleshoot my well pump?

We handle the electrical side, including the circuit, breaker, pressure switch and wiring to the pump. If the problem turns out to be the pump itself or the plumbing, we will tell you so you can bring in a well contractor. Many no water calls turn out to be electrical.

Do outbuildings need their own subpanel?

In most cases a detached building with more than a light or two should have its own feeder and subpanel with a disconnect. It is safer, it meets code and it lets you shut off the building without killing power to the house. We size it for what you plan to run out there.

Can you power a gate and driveway lights?

Yes. We run power to gate operators, keypads and lighting along driveways and fence lines. On long distances we choose the wire size to prevent voltage drop and use buried conduit and weatherproof boxes so the setup lasts through rainy season. We also add a disconnect where needed so the equipment can be serviced safely.
