Chanay Electric

Tamarac Electrician for Villas, 55+ Communities and Family Homes

Tamarac has a lot of homeowners who plan to stay put. Many live in long-established 55+ communities and golf course villas, and a growing number of younger families are buying and updating the older houses. Either way, people here want electrical work that makes the home safer, brighter and easier to live in for the long run.

Chanay Electric is a licensed, bonded and insured electrician based in Plantation, a short drive south. We help Tamarac homeowners with lighting upgrades, ceiling fans, switches and outlets, panel replacements and general repairs. We are patient, we explain things clearly, and we clean up after ourselves.

Here is what some of our Broward homeowners have said about us.

These are the services Tamarac homeowners ask us for most.

Troubleshooting electrical problems

Many Tamarac calls start small: a bathroom outlet that stopped working, a ceiling light that will not turn on, or a breaker that keeps tripping in the kitchen. Often the cause is a tripped GFCI in another room or a worn device. We find it, fix it, and show you where it is so you know next time.

Electrical panel upgrades

Homes and villas in Tamarac built in the 1970s and 1980s may still have their original panels. If yours is full, trips often or has been questioned by your insurance company, we can replace it. For homes in an HOA, we work within the community’s rules and coordinate any needed shutoff so the disruption is short.

New
installations

Better lighting is one of the most useful upgrades in a Tamarac home. We install brighter LED fixtures, recessed lights, under-cabinet kitchen lights, ceiling fans, and motion lights at entries and walkways. We can also add outlets where you keep using extension cords and lighted switches for hallways and bedrooms.

New wiring or rewiring services

Most Tamarac homes do not need a complete rewire, but kitchens and baths in older homes often benefit from updated circuits and GFCI protection. New owners renovating an older house can update wiring while the walls are open. We assess first and recommend only the rewiring that makes a real difference for safety and use.

Surge protection

Tamarac sits inland, but summer lightning reaches every part of Broward. A whole-house surge protector at the panel helps protect your air conditioner, refrigerator, TV and any medical equipment you rely on. It is a quick, one-time install, and it pairs well with plug-in protectors for computers and entertainment equipment.

Whether you have lived in Tamarac for decades or just got the keys, we are glad to help make your home work better for you. We will walk through the house with you and suggest what is worth doing first.

Electrical Work for the Way Tamarac Lives

Tamarac grew in the 1970s and 1980s around golf courses, lakes and planned communities, and it has long been home to many retirees. Established 55+ neighborhoods such as Mainlands and Kings Point sit alongside newer single family streets and townhome developments. That history shapes the work we do here more than anything else, from the type of homes to what owners ask us for.

For many residents, the goal is aging in place: staying in a home you love while making it safer and more comfortable. Electrical changes help a lot. Brighter lighting in kitchens and bathrooms, lighted switches in hallways, motion lights outside, outlets moved up to a comfortable height, and enough circuits so nobody is running extension cords across the floor. These are modest jobs, and they add up to a home that is easier to move around in day and night. Family members who help an older parent often call us to plan these changes together.

Many Tamarac homes are part of an HOA or condo association, which can have rules about exterior fixtures, work hours and who may do electrical work. We provide license and insurance documents when asked and follow community rules. As the city turns over to new owners, we also see more renovations, where panel upgrades and an electrical safety inspection are smart first steps before a remodel.

Questions we hear in Tamarac

What electrical updates help with aging in place?

Brighter lighting in kitchens, baths and hallways, lighted switches, motion lights at entries and paths, outlets at easier heights, and enough outlets to avoid extension cords. Each one is a small job, and together they make a home noticeably safer and more comfortable, especially at night.

Does my HOA need to approve electrical work?

It depends on your community and the job. Inside work like new outlets or fixtures usually does not, but exterior lighting and anything touching shared walls or common areas often does. Check your HOA rules first. We can provide our license, insurance and a description of the work for their review.

Why did my bathroom outlet stop working?

Often a GFCI outlet somewhere else, such as another bathroom, the garage or outside, has tripped and cut power to it. Try pressing reset on nearby GFCI outlets. If that does not work, or it keeps tripping, call us. We will find the cause and fix it.

Can you replace the ceiling light in my villa with a fan?

Yes. We replace the existing box with a fan rated box, mount the fan securely and connect it to your switch. If you want the light and fan on separate controls, we can add a remote or a second switch. It is one of the most common jobs we do in Tamarac.

I just bought an older Tamarac home. Where should I start?

Start with an electrical safety inspection. We check the panel, grounding, GFCI protection, outlets and smoke detector circuits, and give you a clear list of what needs attention now and what can wait. That helps you plan renovations and budgets with real information.
