Chanay Electric

Miramar FL Electrician for Older and Newer Homes Alike

Miramar is really two cities in one. East Miramar has neighborhoods from the 1950s and 1960s with small panels and original wiring. West of the turnpike, the city has filled in with newer communities, many built in the 2000s, where the questions are about EV chargers, smart lighting and adding circuits to homes that are already full of tech.

Chanay Electric serves Miramar from our base in Plantation. We handle panel upgrades and rewiring for older homes, plus EV chargers, lighting and surge protection for newer ones. Either way, the work is done to code and explained in plain language.

Here is what Miramar customers have to say.

These are the services Miramar homeowners ask for most.

Troubleshooting electrical problems

In east Miramar, flickering lights or a dead room often come from 60 plus year old wiring and connections that have loosened over time. In west Miramar, the usual suspects are a tripped GFCI in the garage or an overloaded circuit feeding a home office. We test, find the actual fault and fix it properly.

Electrical panel upgrades

Some of the oldest homes in east Miramar still run on small services that were never meant for central air, a modern kitchen and multiple TVs. Upgrading the service and panel gives the home room to breathe and makes future projects possible. We handle the permit, the utility coordination and the inspection from start to finish.

New
installations

Newer Miramar homes keep us busy with Level 2 EV chargers, smart switches and dimmers, recessed lighting, outdoor lighting for patios and pool areas, and ceiling fans. We also add dedicated circuits for home offices and garage equipment so a new device does not knock out the rest of the room.

New wiring or rewiring services

Homes from Miramar’s early years often have cloth or early plastic insulated wiring, few grounded outlets and circuits that were extended over the years without a plan. Rewiring brings them up to current safety standards and lets you use modern appliances without worry. We plan carefully to keep wall repair to a minimum.

Surge protection

Miramar homes, old and new, face the same summer lightning and hurricane season outages. Newer homes are packed with sensitive electronics like smart thermostats, routers and appliance control boards. A whole house surge protector at the panel helps shield all of it from spikes, including the one that can come when power returns after a storm.

Old house or new, east side or west, we will give you an honest assessment and clean work. We explain your options clearly so you can make the call that fits your home and budget.

We work Monday through Saturday, 8am to 5pm. Send us a note or call Chanay Electric at (754) 799-4371 to book a visit.

Electrical Needs on Both Sides of Miramar

Miramar started in the 1950s on the east end near US 441 and grew steadily west toward the Everglades. That growth pattern shows up in the electrical work we do. East side homes are some of the oldest in southern Broward. Many still have original panels, ungrounded outlets and wiring that has been patched by several owners. Those houses benefit the most from a careful inspection, a panel upgrade and targeted rewiring.

West Miramar looks very different. Communities like Monarch Lakes, Sunset Lakes and Riviera Isles are newer, often HOA governed, and full of families who work from home and drive EVs. The wiring there is generally sound, but panels fill up quickly and owners want more: chargers in the garage, smart controls, better outdoor lighting around the pool and patio. HOA guidelines may apply to anything on the exterior, and we plan for that. Between the two, there are plenty of homes from the 1970s through the 1990s that sit in the middle. They often have decent wiring but panels nearing the end of their life and too few circuits in kitchens and garages. A panel upgrade plus a few new dedicated lines usually brings those homes up to date.

On both sides, the weather is the same. Summer lightning and hurricane season bring outages and surges, and western Miramar sits close to the open land of the Everglades where storms build quickly. Grounding and surge protection are worth checking in any Miramar home. Areas we serve include:

Questions we hear in Miramar

My east Miramar home is from the 1950s. Does it need rewiring?

Not always, but it should be inspected. Homes that old may have small panels, ungrounded outlets and aged insulation. Some only need a few circuits replaced and a panel upgrade, while others need more. We inspect first and give you options ranked by safety, not by size of the job.

Can you install a smart switch or smart lighting?

Yes. Many smart switches need a neutral wire in the box, which some older homes lack. We check your wiring, install switches and dimmers that fit it, and make sure they are rated for the lights they control. In newer west Miramar homes, these installs are usually quick.

Do I need a permit for an EV charger in Miramar?

Adding a new 240 volt circuit for a Level 2 charger generally requires a permit through the city's building department. We handle the permit and inspection as part of the job, so you do not have to. We also confirm your panel can carry the load first.

Can you add outdoor lighting around my pool and patio?

Yes. We install patio lights, landscape lighting and fixtures for pool areas using wet location rated equipment and GFCI protection where required. If you are in an HOA community, check the exterior guidelines first. We can give you fixture details for the application. Good lighting makes the space safer at night too.
